In the studio we prepare georeferenced maps and GML files adjusted to current regulations and validated by the Cadastre. TECHNIQUE AND PRECISION FOR PROPERTY MANAGEMENT


Georeferenced maps link the representation of a property with exact coordinates from the ETRS89 or UTM system, guaranteeing its real location in the territory. These documents, together with GML files, allow a reliable exchange of geographic information between professionals, notaries and public administrations.

In the study, we work with high-precision topographic technology and approved software to generate complete GML files, validated and ready for presentation to the Cadastre or the Property Registry.

It is a map that locates the property within an official coordinate system, such as ETRS89. In this way, its real position on the territory can be precisely identified, guaranteeing that it coincides with the registration and cadastral description.

They are required in cases of segregation, grouping, rectification of boundaries, regularization or registration in the property registry. They are also common when there are discrepancies between the physical reality of the land and the cadastre.

The topographic map represents the relief and physical characteristics of the land, while the georeferenced map incorporates official coordinates that allow the property to be legally located within the state reference system.
That is, the georeferenced map has legal validity for procedures before the Cadastre or the Property Registry.

You must have, at a minimum, the following:

  • The cadastral reference of the property.
  • An old deed or plan, if any.
  • The owner’s details and a brief description of the plot or property.
    With this information I can assess the situation and prepare the fieldwork.

Although most assignments are in Figueres and Girona, I also carry out projects in Roses, Begur, Castelló d’Empúries, Platja d’Aro and other municipalities in the Empordà.
If you have a property in any of these areas, I can travel there to take data and process your case.

It depends on the size and complexity of the property, but usually the work is completed in between 3 and 7 working days from the data collection.
