WHAT IS THE CERTIFICATE OF HABITABILITY AND WHAT IS IT USED FOR

The certificate of habitability is the document that certifies that a property is suitable for living in. It is mandatory for the sale, rental or transfer of use of a home, and also for registering water, electricity or gas.

TYPES OF CERTIFICATES OF HABITABILITY

First occupancy certificate (new homes)

Is granted to newly constructed buildings or homes that are being occupied for the first time.
The approved project, technical certificates and documentation proving compliance with regulations must be presented.

First occupancy certificate for rehabilitation

Applies to properties that have been significantly renovated. It proves that, after the works, the home meets the current conditions of habitability.
It is essential to provide documentation of the works, technical inspections and updated plans.

Second occupancy certificate (existing homes)

This is the most common for homes that have already been occupied. It allows the property to be sold or rented, proving that it is still habitable and safe.
The competent technician carries out an inspection to verify that it complies with the regulations.
